Transnet is looking for a Regional Head of Property Management to deliver to the Transnet SOC Limited property management mandate and to ensure that the investment delivers the promised return (in terms of value, quality, and time) as well as ensure effective stakeholder management (clients (internal & external), shareholders, and staff) for mandate delivery.

Requirements:

Bachelor’s Degree in Commerce or Property/Business
Property Development Programs will be an added advantage
10 years of working experience in a leasing environment
Experience managing a diverse property portfolio (essential)
Must have established networks within the industry (essential)
Must have business knowledge of the industry, End-to-end property management and development, Property investment
Legislative requirements
Cost and risk management
Strategy development and execution

Responsibilities:

Develop a strategic plan for Transnet Property that effectively translates the growth agenda set targets for Portfolio Management teams, that translates into leasing and operations strategic objectives to manage the property portfolio.
Set targets for Support Services (HR, Finance, CAM, Risk, Legal, Engineering, and Facilities) to achieve strategic objectives.
Market and promote the property portfolio to ensure that there is visibility in the industry.
Generate income using non-gla means to generate additional non-lease-based revenue for the portfolio.
Provide leadership and oversight of the function by tracking performance and mitigating where there are any potential
risks and gaps.
Ensure the continuous building of the brand and the image of Transnet Property across the country.
Ensure both the growth and the retention of business.
Lead, develop and manage the performance of the team within a culture of high performance, and ensure they are fully
capacitated and motivated to meet the requirements of the business.
Establish, maintain and manage relationships with all relevant internal and external stakeholders and ensure that conducive and sustainable relationships are built and maintained.
Ensure meaningful analysis and reporting of relevant information to the business.
Plan and manage the budget to fully achieve the set objectives of the department.
Ensure optimally positive client experience through implementing best practice processes, procedures, and standards, by
dealing with complaints and remediating root causes of identified problems.
Source new business opportunities for Transnet Property across the region. In addition, position and grow Transnet
Property as a brand of choice to potential internal and external clients
Manage Transnet SOC Limited Property investment/s (assets) to ensure that the value thereof does not diminish as well as to ensure that there is effective stakeholder management (clients, brokers, staff, services providers, and other OD stakeholders) for
business retention and growth.
Maximize rental income for property portfolio through strategic planning and the implementation thereof
Develop the portfolio strategy to guide and direct the functioning of the area being managed in line with the overall Transnet Property strategy.
Align own vision and strategy to a relevant diverse portfolio to deliver to Transnet expectations.
Build and manage stakeholder relationships to attract new and retain existing businesses.
Drive effective implementation of strategies to ensure the realization of stakeholder mandates.
Manage the operations of the country for effective delivery to all relevant stakeholders.
Keep abreast of developments within the Properties industry and secure effective strategic networks for market intelligence, informed decision making as well as a competitive advantage.
Represent Transnet Properties at industry events.
Identify properties for disposal and ensure optimal maintenance of these properties to obtain maximum return on
investment.
Deliver a facilities management function for properties currently owned by OD’s as a management agent.
